HEATING SYSTEM
The building is heated via the district heating system of AS Tallinna Küte. The building includes a district heating substation. The flats include radiators with thermostats and bathrooms are equipped with electrical floor heating.
The district heating substation includes a heat meter used for calculating the heating costs for each flat, based on the size of the dwelling area of the flat.
WATER SUPPLY AND SEWERAGE SYSTEM
Each flat is equipped with separate cold and hot water meters, used for calculating the water charges in accordance with the tariffs established by AS Tallinna Vesi.
The locations of sanitary ware cannot be modified.
VENTILATION
The flats on floors 1–7 are equipped with an electrical exhaust ventilation through wet rooms, driven by a shared roof fan with adjustable speed. Vent grilles are located under the ceiling in the bathroom and toilet of each flat. Each flat has a separate exhaust duct for a kitchen hood, which should be equipped with a fan and cold air non-return valve (to be bought by the customer together with kitchen furniture). A natural fresh air supply is also provided via window air vents.
The flats on floors 8–14 are equipped with heat-recovery forced ventilation, with the ventilation unit located in the kitchen hood compartment of each flat. Rooms are equipped with fresh air vents; exhaust vents are located in the wet rooms and in the living room.
POWER SUPPLY
The main fuse rating of the flats is 3x25A. A two-tariff meter is located in the distribution box of each flat. The power distribution box is located inside the flat and is designed for a voltage of 3x380V. The distribution box is equipped with a main switch and a residual current device; a fuse box is used for automatic protection of individual circuits. The locations of all sockets, switches and lamps, as well as lamp types, are specified on the electrical installation diagram.

- The locations of sockets and switches cannot be modified
- The room lamps will be selected and ordered by the customer; the installation of simple lamps is included in the price of the flats if arranged before delivery of the flat to the customer. A non-flush method of mounting is used for all lamps (except in wet rooms). Any lamps supplied by the customer have to be handed over for installation to the seller’s representative at least seven (7) calendar days before the possession of the flat unit is transferred to the buyer.
COMMUNICATIONS AND TELEVISION
The electrical installation diagram specifies the locations of telephone and TV sockets. The communications switchbox of the flat is located in the weak current section of the main distribution box. The flats are provided with the necessary connections for cable TV services.
SECURITY ALARM SYSTEM
The flats are provided with the necessary connections (wires between control panel and central unit, wireless sensors) for home security monitoring services.
